When it comes time to do renovations on your home, you may want to consider the return on investment, especially if you feel that you may want to sell your home in the next several years.  If you have no plans to ever move, then you likely aren’t too concerned about the rest renovations to do.

The best renovations from a real estate point of view are the ones that increase the value of your home the most, when you decide to sell it.  Some renovations have a great return on it, while others do not.  For instance, adding a swimming pool to your home is not likely to increase your value when you decide to sell.  But, adding a bathroom can greatly increase the value, especially if your home currently only has one bathroom.

Renovations which are considered the best are things such as adding a bathroom when you only have one bathroom, converting the attic into a bedroom and major or minor remodels of a kitchen.  Adding a deck or a fireplace to your home are both considered some of the best renovations that you can do for increasing your value.

A kitchen is a valuable renovation because people tend to spend a lot of time in the kitchen.  Many times you will find kids around the kitchen table doing their homework, or helping in the kitchen whipping up a batch of cookies.  Renovations in the kitchen can range from minor such as adding a new stove, to going as far as changing all the flooring, the appliances and the cupboards.

Bathrooms are a very important part of the home.  If you are a living in a family home, and only have one bathroom, if you can find room to add a bathroom, you will get most of your money back when you decide to sell.   A contractor can tell you if you can add a bathroom into your current space.

If you currently have two bathrooms, you may want to consider some improvements.  Even something as minor as changing the fixtures to something more current and modern can make a huge difference in how the room is perceived.

When you decide that you want to sell your home, and you are considering the best renovations to do to increase your value, you may want to consider talking to a real estate agent.  But you likely cannot go wrong by updating the kitchen and the bathrooms.
