Buying, selling, or mediating between the sale or lease of a property could sometimes be a testy one. Whenever home or property owners wish to sell their assets, or purchase new ones, they generally acquire the services of professionals called real estate brokers. A real estate broker is a party who acts as an intermediary between sellers and buyers of real estate, and also finds sellers who wish to sell and buyers who wish to buy.

In the United States, this method or practice was first created by reference to the English common law of agency with the broker having a fiduciary relationship with his clients. In England, these people would be called Estate Agents, to describe a person or organization whose main business is to market real estate on behalf of clients. In the US, real estate brokers and their salespersons, or real estate agents, help home sellers in marketing their property and selling it for the best possible price and under the best payment terms.

Common Functions Of Real Estate Brokers

Real estate brokers or agents perform a wide array of services that fall under the umbrella of real estate or property development. One of the tasks of a real estate broker is to perform a Comparative Market Analysis, which is an estimate of the home’s value compared with others. The next task for brokers is to Create Exposure, by marketing the real property to prospective buyers.

Brokers also assist or guide buyers in Facilitating A Purchase, as well as Facilitating A Sale. Brokers too could also help home owners who wish to sell their homes by themselves, normally called For Sale By Owner (FSBO). Brokers help in FSBO document preparation by providing necessary paperwork for FSBO sellers. Brokers also assist home sellers by providing them Home Selling Kits, which are guides on how to market and sell a property. Real estate agents also perform hourly consulting for a fee, based on the client’s needs.

How To Become A Real Estate Broker

The first step before a person fully becomes a real estate broker would be to contact the nearest Department of Real Estate in your respective state. Once you’re there, request a copy of the requirements needed to become a broker. Once you’ve gotten hold of the requirements, contact a real estate school that specializes in courses needed for taking the real estate broker’s exam. Check the yellow pages under the “Real Estate – Schools” section.

Once you’ve enrolled, take effort in studying and doing class work, although these can be typically done at home. Once you’ve taken the required subjects, start to contact a local college or university that offers preparatory classes for real estate broker’s licensure exams. These classes, though, will require some class attendance. Once you’re ready and the designated examination time draws near, pay the exam fees, pass the exams, and after that get your state license.

Once you’ve passed the licensure exams, Get real estate business experience, generally as a salesperson or in a position in a related field, such as title or escrow or property management at first. Then as you learn the ropes, move slowly up the ladder to become a full-fledged realtor or property management consultant, and you could choose to operate on your own, join a group, or manage a unit of brokers.

Real Estate Professionals and Investors feel pressures today unknown just a few years ago. Some wonder “What are we doing here?” and what’s it all about? Inspiration can be hard to come by. At such times it’s useful to think about Who We Are and Why We Count. And why persevere?

Years ago, philosopher and businessman Max Ehrmann wrote the world famous prose poem Desiderata, (in Latin, “Things To Be Desired”). Inspired by Ehrmann’s work, “The Savvy Rehabber” redefines what we in real estate strive for in our personal lives and in the way we pursue our careers– in the way we work.

It often helps to put the work we do in a broader perspective. And be reminded that, at the end of the day, we are remembered not for our Things, but for our Works.

The Savvy Rehabber
Desiderata- ‘Things to be desired’~ Live simply; live well. Strive to avoid conspicuous consumption.
~ Practice Thrift in all things; above all, avoid waste.
~ Pay yourself first. In this way you will always be prepared.
~ Be practical. Understand feasibility, what’s possible, what will work.
~ Be creative, alert for new solutions, techniques, technologies.

~ New is not necessarily better. Seek out the value in the discards of others; it is a more efficient use of scarce resources.
~ In your work, as in your life: Build simply, but build strong.
~ Quality can be affordable. Quality is inherent in taking care of what one does-it is not merely a matter of spending more.
~ Craftsmanship is another word for Integrity. The craftsman takes care in the work of his hands and in the work of life.
~ Value is realized when one believes they’re getting something more than what they pay for.
~ It is never “just about the money.” To presume otherwise is to diminish the Spirit.

~ Marshall the efforts and talents of others, you cannot do it all yourself!
~ Never cover up or mask a problem. Each problem in turn is an opportunity for personal growth and a challenge to our integrity. It is how we deal with the problem that counts.
~ Own your mistakes. It’s how we learn.
~ At all times, be a student as well as a teacher. We all have much to learn and much to share with others.
~ Be a Mentor. “Each one teach one”- Let the value of your work multiply.
~ Always seek to be fair-with your Self as well as with others.

~ At the end of the day: You are the responsible party- for your successes and for your failures.
~ We are all known and ultimately remembered by our Works.
~ Honor what you do, it is who you are.
~ Strive to be a whole person.
~ To be ‘savvy’ is to be wise.

Choosing a neighborhood to purchase a home is much like choosing a pair of shoes – it should be a good fit that will be comfortable for a long time – until you outgrow them or decide to have them resoled. This is an oversimplification, of course, but the idea is similar.

The neighborhood you decide on can make a huge difference in the experience you have with owning real estate. Choose wisely and can look forward to future appreciation in value. Choose poorly and you may be stuck with a home in an area where people are reluctant to purchase. Here are 5 questions to ask when choosing a neighborhood.

Is the neighborhood conforming? By this I mean are the home similar to each other in size, style, and age? Real estate property values tend to be more stable in areas where the homes have more similar than different amenities, rather than being a mixture of older and newer, one and two story, ranch style and colonial.

Is the neighborhood aesthetically pleasing? Are there tree-lined streets, underground utilities, and good setbacks (distance of the front of the houses from the street)? Is it enjoyable to look at when you are walking or driving down the streets?

Is the quality of construction above average or good? What types of roofs do the homes have? Is stucco or wood siding more common? Depending on the neighborhood, sometimes there are neighbors who know who the builder was if they are tract homes, or the architect if they are custom built homes. Try to find out if many of the residents in the neighborhood have an addition of any kind, like a sunroom or family room, or a pool.

What kinds of activities are there in the neighborhood? Is there a park or a school close by? Drive and walk around the neighborhood at various times and days. Are there people outside walking or playing with their children or dogs? What is the traffic like?

What types of facilities are close to the neighborhood? Is there any type of public transportation? Is it close to parks, shopping, employment centers, and other desirable venues? Is it close to the railroad tracks, an airport, or a factory?

By asking these questions and taking the time to check out the neighborhood, you can make a more informed decision as to whether this would be a desirable neighborhood for you to consider when purchasing a home. Remember that a wise, educated choice today will mean greater profits tomorrow.
