<p>So you have a home to sell. Real estate is down at this time. And with so many houses being sold, with less people buying at this time, how can you provide appeal to your real estate? Poster printing can help you market your property.</p>

<p>One main question that real estate professionals have in regards to real estate marketing is &#8220;How do I make the time to do all this?&#8221; And while the amount of work required to be effective online can appear intimidating, it&#8217;s actually far easier than it seems. This article goes over 5 tips that can help you consolidate your marketing efforts, become more effective and ultimately spend more time with away from your computer and with your clients.</p>
<p><strong>Tip #1: Choose Your Focus </strong><br />
The most obvious tip is that you cannot be in all places at one time. Not only would this scatter your efficiency, it would take far too much time. It&#8217;s important it is to be everywhere you can, you shouldn&#8217;t leave out any networks or platforms. However, that doesn&#8217;t mean you need to spend many hours every day on all of these sites. The best strategy is to choose 2-3 places that you feel would be most effective and focus your resources there. For the other social accounts you have, spend a minimal amount of time on them just to stay active.</p>
<p><strong>Tip #2: Keep Things Basic </strong><br />
It&#8217;s easy to get trapped in the features of Facebook or the advanced settings of MyBlogLog but at the end of the day, who cares! Spending countless hours reading help files and learning features that will never be used is often a waste of time. A basic knowledge of each platform is all that&#8217;s required to be successful with it. Your presence is important on these sites, not how well you know the details. When you&#8217;re using a platform, try to condense it down to one core concept of why it is useful to you and use it for that reason only. This will save time that would have otherwise been wasted on things that offer little value.</p>
<p><strong>Tip #3: Take Advantage of Cross Promotion </strong><br />
In tip #1 I mentioned that it would be smart to focus on 2-3 networks and have just some activity on the rest. The main reason for this is because you can leverage those dominate networks to grow the others. For example, if you have 2,000 Myspace friends, send a bulletin on Myspace about your Facebook profile and you&#8217;ve just made hundreds of instant Facebook friends. This is where the value is created. When you have credibility on one platform it can help grow the others, try not to make the mistake of thinking that each site is out there on it&#8217;s own, they all work together; they all work for you.</p>
<p><strong>Tip #4: Create Weekly Marketing Goals </strong><br />
We all know that it&#8217;s easy to get lost if we don&#8217;t have clear-set goals. The best way to ensure we&#8217;re not wasting time with marketing is to set clear goals on a weekly basis. I would recommend this: Open a blank text editor and write out all of the websites, platforms and locations where you would like to be noticed. Then determine what you should accomplish on each of these every week. It may be 20 posts on a local message board, 2,500 points on Activerain, 20 new friends on Facebook &#8211; whatever you feel is important for your business and your brand. Then, split the list throughout the week and start crossing things off. This 30 minute exercise will ensure that the time you do have available to spend on marketing is as efficient as possible.</p>
<p><strong>Tip #5: Create Boundaries </strong><br />
The best way to get things done effectively is to not do things that are ineffective! If you have a clear plan with goals (see tip #4) make sure you follow it. If you&#8217;ve reached your goal in one area or spend too much time on one site, move on. Start another task that needs more attention. With clear cut boundaries you won&#8217;t go overboard in one area: set your goals, reach your goals, move on.</p>
<p>These are 5 areas that can have an instant impact on your effectiveness. I would encourage you to save this article, pick just one thing to work on right now. And once you&#8217;ve mastered that, start implementing the others into your daily strategy as well.</p>

<p>Getting more eyeballs to view your real estate website doesn&#8217;t take a monster budget when you know how to climb to the top of the search engines. These aren&#8217;t &#8220;tricks&#8221; to get to the top, just solid methods that will get you to the top and have a stream of traffic coming to view your website.</p>
<p>Apply each of these tips to get to the top of the search engines fast.</p>

<li><strong>Optimize Your Page Titles</strong> &#8211; Page titles are one of the biggest ways that you can improve your search engine rankings. Your page titles should be unique to each and every page on your website. For optimum results your keyword will be at the beginning of the page title and will incorporate the keyword that you are focusing on for that page. Don&#8217;t go crazy and stuff a bunch of keywords in the title, just make sure it uses the keyword in a clear and easy to read sentence.</li>
<li><strong>Create Two Sitemaps</strong> &#8211; A sitemap is a list of the pages that are located on your website. It may sound simple (and it is) yet many real estate websites are missing this key element. Creating a simple HTML sitemap that lists all of your pages is just one type of sitemap. Creating an XML sitemap will allow the search engines to learn even more about each and every page that is on your website, giving your website the best chance to be found when someone is searching.</li>
<li><strong>Anchor Text </strong>- Anchor text is the text that is used when creating a hyperlink on your website. Creating Anchor Text that clearly defines what the document that you are linking to is about will help the search engines attribute some keyword value to that page. For example when you take the time to link the word &#8220;<em>San Diego Homes</em>&#8221; vs. &#8220;<em>Click Here</em>&#8221; you are letting the search engine know the page is about &#8220;<em>San Diego Homes</em>&#8221; giving you an opportunity to rank for that keyword phrase.</li>

<p>When starting your real estate website you may start with the mindset that you will cover everything about real estate in your city. This is a big goal and if there are no true competitors in your area it may be one that you can easily achieve. When there is competition online you can quickly rise to the top of the search engines when you choose to dominate a niche. In fact choosing to dominate a smaller segment online will often get you more business.</p>
<p><strong>Choosing a Niche</strong></p>
<p>The wonderful part about real estate is it allows you the opportunity to specialize. Many real estate agents are fearful of specialization, but in reality it will actually bring your more business. After all, you wouldn&#8217;t go to a Dr. who was a brain surgeon, foot doctor, and a dermatologist would you? No! You go to a Dr. who is a specialist because they can help you solve a specific problem because that is all they deal with on a daily basis.</p>
<p>Before you choose a niche, take the time to think about which aspect of real estate you are most passionate about. This may go against what others tell you in your office, but think deeply about what you really enjoy and you will be able to really dominate when you feel most strongly about a particular area of real estate.</p>
<p><strong>Let your Real Estate Marketing Shine in a Niche</strong></p>

<p>For example, when you are in an area that has land, you probably know every aspect about how the land can be used, but in reality most people have no idea what they are doing when it comes to purchase raw land. For example:</p>

<li><strong>Land Use</strong> &#8211; Write about the many uses of raw land in your area. There may be some parts that are good for farming and some that would be better for development. Write about the different uses of land in the many parts of your city.</li>
<li><strong>Utilities</strong> &#8211; Some people are unaware that utilities and services may not have been provided to some parcels. Share the aspect that you can add value to a parcel by bringing utilities to it. Give them an idea of what that process is like and how you can make it easier.</li>
<li><strong>Evaluation</strong> &#8211; Land has many different inspections that traditional homes and condos. Share with your visitors how soil or wells can be tested. Let them know that they may even want their land surveyed to verify the lot lines.</li>
</ul>
<p>Remember you are the expert, so share that expertise online. What is obvious to you is not obvious to many. When you share your expertise and your passion it will come to life in your writing.</p>
<p>Concentrating your writing efforts on a particular niche will not only help your visitors see that you are an expert; it will also help the search engines see that you are an expert. When you take the time to write 20+ pages, just about land then the search engines will identify you as a local expert and start sending traffic your way. It will take a bit of time, but it will be well worth your marketing efforts.</p></div>
