<p>One of the most important principles of real estate negotiation is to learn why the seller is selling. More than that though, you want to try to learn the seller&#8217;s motivations for every aspect of the process. In other words, learn not just why he wants to sell, but also why he wants to sell a particular way, why he wants the price he is asking, what&#8217;s important to him when making decisions, and more.</p>
<p>Watch for personal motivators, too. Is the seller more motivated by what she reads or by what she hears? Is she more motivated by the promise of a fast sale, or a high price? Listen for clues.</p>
<p>A seller who continually says, &#8220;I see&#8221; is probably more visually oriented and motivated. You want to show such a seller the advantages of your offer. Don&#8217;t just explain the offer, but point out on paper why it can work for you both.</p>
<p>Statements like &#8220;I just don&#8217;t want any problems,&#8221; or &#8220;I just want to be done with this&#8221; indicate she is more motivated to avoid stress than by positive goals. In this case, you would want to make the process as easy as you can for the seller. You might also suggest that this is her chance to &#8220;be done&#8221; with selling.</p>
<p>Early in your real estate negotiations, gather any information you can on the seller&#8217;s motivations, then decide how to use this information. For example, I have a friend who likes to see himself as a shrewd negotiator. Letting him &#8220;win&#8221; a lot of small concessions is a sure way to get what you need most. Use a seller&#8217;s own motivators, and even their own words. If they say &#8220;I understand&#8221; a lot, then start a statement with &#8220;I think you understand why&#8230;&#8221;</p>
<p>It is even easier to use the specific motivations involved. If you learn that a buyer of your house wants to be able to tell his friends what a great price he got, push hard on every other area. Get the terms you want, have him pay all the closing costs, etc. Take the attitude that if he&#8217;ll give you what you want, he&#8217;ll get what he wants.</p>
<p>A little more sophistication is called for most of the time, of course. You can&#8217;t just say &#8220;Oh, you want that? Then give me this.&#8221; Negotiate hard in all areas, but let him &#8220;win&#8221; the concessions he wants from you, and downplay what you have won. You&#8217;ll both be happier in the end. There are many important principles involved in real estate negotiation, but you can&#8217;t go wrong starting with an understanding of a seller&#8217;s motivations.</p></div>

<p>It seems like the real estate market has changed overnight. Not long ago buyers were forced to make full price offers quickly, sometimes on homes that lacked many features they were looking for. Today those same buyers are saying no thanks to deals that are not sweet enough for them.</p>
<p>With homes now sitting on the market for two or three months sellers have finally accepted the fact that they will have to be proactive if their home is to sell quickly. That includes making necessary repairs and upgrades and lowering the price. Even though prices are not falling, it is a time of stabilization throughout the United States.</p>
<p>Historically, during times of transition like we are going through now, sellers must begin to offer concessions that were unthinkable just six months ago. The sellers who understand this current reality will be the ones who sell more quickly. Sellers need to adjust their thinking and be ready to negotiate with potential buyers. If someone is interested in a home make every effort to work with them. More homes are on the market now so buyers have more of a choice. Forget about what a house would have sold for a year ago and just focus on the present. Think about other aspects of the sale that are also very important to the buyer. Be flexible with the closing date, offer to help with closing costs, or ask the buyers what they need to be able to purchase your home. They may need something that you would never think about offering.</p>
<p>Homes that are in need of even minor repairs will now be passed by. Spruce up your home with fresh paint, landscaping, new screens, and anything else you have been putting off. Buyers want homes that are ready to move into immediately upon closing. If there are repairs you just cannot get completed offer the buyer’s cash back at closing to pay for these items. Check with your realtor to see how this can be worked out.</p>
<p>Be sure to see what other homes in your area are selling for. It is nice to know what prospective buyers have seen before they make an offer on your home. Make every effort to be realistic. We always think our home is the best one in the neighborhood.</p>
<p>List your home at no more than 5% above what you will sell for. During times like these people do not want to negotiate any more than that. You will save time and avoid low offers and people who are not truly ready to purchase.</p>
<p>Keep these things in mind and your home should sell quickly and for the best possible price.</p></div>

<p>Most of the people are nowadays big or small real estate investors. If you own a home then you can be considered as a real estate investor and you need to learn various laws regarding real estate that could be of immense importance to you. <p>1) Real Estate Taxes Can Be Avoided While Selling Home- According to the law of real estate you would be exempted from profits if you are selling your home for not more than $250,000 if you file your request singly and $500,000 if you are filing it jointly. Such laws are made to safeguard the families and let them own their house or encourage investment in the real estate. What is more? If your profit is more than the specified amount then the tax is levied upon the price exceeding the limit but that home should be your primary residence to avail any such benefits. For qualifying it as your primary residence you should stay there for at least two to five years before selling it.</p>
<p>2) Deductible Mortgage Interest &#8211; Most of us get mortgage whenever we buy a home. Mortgage interest proves to be the largest tax deductions one can ever have. What is more? Interest you pay on mortgage for homes other than primary residence is also tax deductible. Even the payments made against your primary mortgages or home equity loans is deductible.</p>
<p>3) Losses Incurred In Real Estate are Tax Deductible- When you file your tax with IRS, you can claim your loss on real estate if the selling price of that real estate is less than what you paid for it. It would be deducted from your tax.</p>
<p>4) Save Taxes By Reinvesting In Real Estate- If the real estate you purchased is not primary residence of yours even then all your capital gains are not calculated in taxes as your profits. You need to reinvest your profits in an another real estate within a period of two years if the property you sold was not your primary residence. This way you can avoid capital gains tax on your property sales.</p>
<p>Therefore, you can understand the importance of understanding the semantics of tax deductions that are required to save a lot of money you would have paid otherwise as your capital gain tax. You should take advice of a good tax professional to avail many such real estate deductions that are there in the law.</p></div>
